Booking Conditions

  • Availability Please telephone or e-mail to check availability. A telephoned or e-mailed reservation will only be held for 7 days during which the booking form and appropriate payment MUST be received by us.
  • Booking A form can be downloaded from the website, or if you request it, will be e-mailed to you when you make a reservation. Please complete and return it to Kathy Oliver at the address on the booking form. A deposit of £100* per week, or part week, must be included. This contains a non-refundable amount of £30, which Solely Southwold will retain in the event of cancellation. Your booking will be acknowledged by e-mail (or post if you request that), and together with your booking form, will act as a contract between you and us. The balance of payment is due at least 8 weeks before the holiday commences. (No reminder will be sent.) Failure to ensure this payment reaches us in time may result in the cancellation of the holiday. If the booking is made within 8 weeks of the holiday, full payment must be sent with the booking form. By arrangement payments can be made by bank transfer. Bookings are not transferable.
  • *AONB Fund We are a “Suffolk Coast and Heaths AONB Supporter”, working with Suffolk Coast and Heaths to protect and conserve the Area of Outstanding Natural Beauty (AONB).  A voluntary donation of £5 (£2 for a short break) has been requested with your deposit (or late booking full payment) on the booking form.  The donation goes to the AONB Community and Conservation Fund and is used solely to support a range of conservation projects on the Suffolk coast.
  • No Smoking We do not allow smoking in any of our properties and would ask tenants to keep strictly to this rule, and ensure their guests also comply.
  • Pets A dog, but not a puppy, is allowed, but must not go on to the beds or furniture or be left unattended at any time. Please do not let your dog soil the inside or outside of the property. The breed of dog must be recorded on the booking form.
  • Cancellation will be subject to full payment by the due date unless we are able to re-let the property. If that is possible we will refund the balance of your payment. WE DO NOT PROVIDE A HOLIDAY CANCELLATION INSURANCE, but would strongly recommend you purchase one.
  • Default If we are prevented by circumstances beyond our control from making the holiday home available and cannot provide a suitable alternative, we will refund all monies paid by you.
  • Termination We reserve the right to terminate the agreement without refund if the behaviour of any holidaymaker is considered unacceptable or if the number of occupants exceeds the number of beds available. Please note sofa beds should not be used for more than 3 nights in any one week.
  • Liability We shall not be liable for any accident, damage, loss, injury, expense, or inconvenience whether to person or property arising out of the booking contract
  • Condition Please leave the property in a clean and tidy condition and ensure both cookers and defrosted fridge/freezers are clean. Should any damage occur to the property, furnishings or equipment, we would expect you to pay for it in full. Also ensure all personal belongings are removed as a charge of £8 will be made for return.
  • Breakdown Electrical appliances are not guaranteed in the event of a breakdown but every effort will be made to remedy faults if possible. We provide a 24-hour emergency service.
  • Linen You will need to bring your own linen. Upper East Lodge has duvets and blankets and pillows; Lower East Lodge, 58 Victoria Street and Happy Cottage just have duvets and pillows. Also you will need to bring pillowcases, towels and tea towels. Waterproof mattress protectors can be supplied on request – please see booking form.
  • Keys will be available between 2pm and 4pm. PLEASE VACATE BY 10am ON THE DAY OF DEPARTURE to enable the properties to be fully checked and prepared for the new arrivals.
